Rentals in Stilwater
It's an Owner's Responsibility
Some Stilwater owners choose to hold out their properties for rental, either through an agency or by using one of the many web-based services, like VRBO, HomeAway, Airbnb, or others. Stilwater welcomes all guests, including those using rentals, but we also expect the same standards of behavior from all visitors, whether they happen to be renters or owners.
Stilwater is a quiet, peaceful residential community. Because the lakefront is quiet, voices and noise can be heard at a considerable distance. This makes controlling noise and other nuisances that may impact a neighbors' enjoyment of Stilwater very important here.
The Association has developed rules for all properties in Stilwater. These are designed to preserve the beauty and enjoyment of the development for all visitors. But the Association's rules are binding only on Stilwater owners, and this means that owners who choose to rent their properties retain full responsibility for the behavior of their guests, whether they use a rental agency or not. As a courtesy to owners, the Stilwater Property Manager will contact your rental agency if a group is creating a nuisance in your rental property, but if the agency does not quickly rectify the issue, the Property Manager will contact rental owners directly, no matter what time the violation of rules may be occurring.
Additionally, because the Association may not know which agency or service you may be using to rent your house, owners contemplating renting their property are required to register with the Property Manager in advance.
Finally, the Association has also developed a set of fees for infractions of the Stilwater rules. These fees are an owners responsibility, not that of a rental agency or the guests. Contact the Property Managers for details.
