Article Seven of the Stilwater Covenants provides in part that, "No structure shall be commenced, erected, or maintained on any lot, nor shall the exterior appearance of any structure be changed, nor shall the natural state of any area be disturbed, nor shall any work be commenced which may result in a change of exterior appearance, until plans showing the nature, kind, shape, dimensions, material, floor plans, color scheme, location, exterior plans, paving plans, landscaping, proposed topographical changes, estimated cost, proposed schedule, and parties performing the work have been approved by the Architectural Review Committee."
The process starts by submitting plans to the ARC for review. You may contact the ARC via the Stilwater Property Manager. Once plans are submitted and any applicable road impact or examination fees are paid, the ARC will provide written approval, qualified approval, disapproval, or additional questions within 30 days of plan submission. Your approval letter will contain specific terms of the approval and a period of construction.
IDA-compliant exterior lighting is required for all new construction. Simply stated, IDA-compliance means minimum wattage, shielded fixtures that are downward-pointing and illuminate only the property where the lighting is installed, not neighboring properties or the lake front.
Disposal of construction debris in the community dumpster or by burning is prohibited. For new construction projects, once foundations are in place, the project will be required to maintain a dumpster on the lot for debris disposal.
The Stilwater Road Impact fee for construction of a new residence is $2,000. Examination fees for ARC review may be charged on a case basis, depending on the complexity of the project and timeliness of the request. All Road Impact and examination fees go directly to Stilwater reserve funds, to help defer future assessments.
We are often asked why there are two spellings in use for the name of the development. The development was approved with the name "Stilwater". Later, when the post office came through to establish mailing addresses, they used the spelling "Stillwater" for our lake front drive. As a result, all the addresses on that drive are Stillwater, which is located in the Stilwater development. We use Stilwater on any formal documentation, but for 911 and mail services, the correct address is Stillwater Drive.
